The Energy Performance Certificate (EPC) forms part of the Home Information Pack (HIP) and from October 2008 it became mandatory for landlords to make Energy Performance Certificates (EPCs) available to new tenants as part of the lettings process. Each EPC issued has a validity for 10 years when used to let a property. The Home Information Pack is compulsory for most homes on the market in England and Wales. You can now get a HIP for a property as soon as it comes on to the market.
Our Domestic Energy Assessor (DEAs) - Nigel Whitehouse qualified prior to the introduction of the EPC requirement and has been carrying out Energy inspections since 2007.
When our DEA inspects a property he will issue an Energy Performance Certificate which is similar to the energy certificates found on many white goods or domestic appliances.
When A Certificate is issued for a building, the certificate allocates the building an asset rating based on its energy efficiency. However this certificate won't take into account how the home is used by the occupiers.
Once the inspection is completed the DEA will issue the Certificate will giving the building an energy rating from A to G. An A rating shows that the building is very efficient, meaning lower fuel bills, whilst a G rating shows the building is inefficient, meaning higher fuel bills.
The Certificate will also show the building's environmental impact by indicating its carbon-dioxide emissions. There will also be recommendations for cost-effective actions to improve the building's rating. It may be something like improving the lofts insulation and quoting the possible cost savings once the recommendation has been implemented. The potential rating is based on all the recommendations being implemented.
