A landlord requires a Gas Safety Certificate for each appliance and / or flue , issued by a Gas Safe Registered Engineer registered gas installation engineer.
It is the responsibility of the Health and Safety Executive as well as local authorities to ensure compliance with The Gas Safety (Installation and Use) Regulations 1998 which are designed to prevent injury to consumers and the public from either carbon monoxide (CO) poisoning or fire and explosion.

Landlords must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in
- If you are in any doubt about the safety of gas equipment it should be turned off and not touched until checked by a competent installer, and any remedial action taken as necessary.
- All Gas pipework, appliances and flues, which landlords own and have provided for their tenants use. They should be regularly maintained and a safety check carried out at a minimum of once every 12 months by a Gas Safe Registered Engineer registered installer.
- Always ensure that you allow your landlord to access the property to carry out maintenance or safety checks on any gas appliances and flues that are provided for your use.
