What is an inventory ?

What is an inventory and why do I need one ?

An inventory or Schedule of Condition,  is an absolutely essential document that provides a written benchmark, which should be amended, updated and recreated before the beginning of each new tenancy. A properly constructed inventory details the fixtures and fittings and describes their condition and that of the property generally.

Share the costs

Landlords and tenants often share the costs involved in preparing and checking the inventory; such costs should be seen as a necessary investment that helps protect the interests of both landlord and tenant. A Landlord who takes a deposit from a tenant without a fit for purpose inventory would be better not taking a deposit at all, as any claim by the landlord would probably fail under the terms of the tenancy deposit protection scheme.

  • Get a detailed inventory done at the start and end of the tenancy, listing everything in the property and its state and condition
  • Make sure that you are present when the inventory is being completed. If that's not possible, then insist on seeing a copy and check it is correct. Contact the landlord or agent in writing if it's wrong
  • If the landlord or agent doesn't do an inventory, contact Inventory Management Solutions to complete one yourself as soon as you move in, this gives you as a tennant protection against false claims from a landlord.
  • Sign and date the inventory and send a copy to the landlord or agent
  • Return the property and everything in it in the same condition at the end of the tenancy
  • Repeat the inventory process when you move out - again, itemise everything, take photos and send it to the agent or landlord
